Rent Revisited

20 days ago I already wrote about how much we should spend on rent. The flat we we’re keeping an eye on is still available. With the current price it’s advertised we would pay € 13.84 per m² (in total around € 15.50 including utilities). As I wrote back then I feel a bit uncomfortable with such an amount.

But today I saw that it’s still online and I’m thinking about proposing the owner/ the real estate agent a lower price. If we would get this flat for ~200€ less, it would be around € 12.04 per m² (€ 13.60 including utilities) and that’s something we feel comfortable with. My argument would be that they are better off getting 200€ less per month but renting it out immediately instead of searching for a new tenant for several months.
I’m not sure how successful it would be. However, the flat is online since (at least) October last year which helps my argumentation a bit.

Anybody of you are owning real estate or being a real estate agent? What’s your opinion on our chances? Useless effort or does the argumentation make sense to you?
